Two rezoning requests approved

NORTH PHOENIX – The Desert View Village Planning Committee on Jan. 2 approved two requests to rezone land planned for residential construction.

The first item under consideration was a rezoning affecting approximately 81 acres at the southwest corner of 32nd Street and Deer Valley Road.

William Allison, representing developers who submitted the request, presented the proposal and asked the committee to approve the building of single‑family dwellings near Pinnacle Peak High School.

Allison told the committee the developers would build about 60 fewer homes than the allotted number of more than 300 allowed on a super block of land.

“The idea is to manage the growth in the area, not stop it,” says committee member Lou LaGrave. “We are here to make sure the proposals conform to the City of Phoenix general use plan and the North Valley general use plan.”

After a brief discussion, the proposal was unanimously approved by the committee. The next step is a review by a city zoning hearing officer on Jan. 22.

In related business, Tiffany Young requested the committee approve her family’s proposal to build six homes on 5.26 acres located on the southeast corner of 44th Street and Asher Hills Road. Young outlined plans to include landscaping and fencing for the property.

Two neighboring residents voiced opposition to Young’s request, citing environmental concerns and objections to sidewalks, street lights and multi‑story homes.

Although located within Phoenix, the parcel is bordered by county property not governed by city restrictions. City regulations call for curbs and gutters, as well as proper lighting and sidewalks.

Young assured the protesting neighbors that her family is trying to address their concerns and is willing to compromise with nearby residents in an effort to get along. She would not, however, rule out building a two‑story home.

Approval of the request came with several stipulations that must meet final approval, including a 10‑foot easement to allow for equestrian use along the inside of the sidewalk in front of the property. Young’s request will also be heard by a zoning hearing officer on Jan. 22.
