Subdivision committee approves three proposals

CAREFREE – More office space is coming online for sale, while two low‑density subdivisions are moving closer to reality.

At a town subdivision committee meeting Wednesday, conversion to condominium offices in the Montaña Vista complex at Cave Creek Road and Sundance Trail was approved. The committee also approved a single‑family residential subdivision to be known as Stagecreek Estates and another single‑family residential subdivision called Sun Rock Estates. All three votes were unanimous.

Montaña Vista Capital LLC sought approval for 10 condo units within its existing building.

Carefree Planning Director Gary Neiss said the applicant plans to occupy two of the 10 units and sell the remaining space. A management company will be responsible for maintenance and upkeep of the property.

Stagecreek Estates is planned as an upscale development at the northeast corner of Windmill Road and Stagecoach Pass. Lot sizes would be a minimum of 43,650 square feet, according to the proposal. This would be a 31‑lot, gated community on 35 acres.

As part of the development process, all existing overhead utilities are to be buried and all utility poles removed. The applicant, Joe McGill for Neil/McGill Consultants Inc., said they intend to put the subdivision on sewer but may have to start out with septic tanks, depending on how fast Black Mountain Sewer Co. can expand.

Notices will be given to prospective buyers advising of the nearby SkyRanch airport.

Finally, a preliminary plat was approved for Tyler Green of Sun Rock Development Inc. to replat approximately 11 acres at the corner of Pima Road and Stagecoach Pass from three to seven residential lots. One house already exists on the property. The minimum size for the remaining lots is 43,560 square feet.

Access to Sun Rock Estates would be through a gate off of Stagecoach Pass. All utilities are also are proposed to be put underground.

There were no issues raised by the public regarding any of the proposed developments.
