Tramanto
Crossing Office Plaza brings medical and office space

A cluster
of single-story buildings will stretch back deeply from
the projects frontage on North Valley Parkway as Tramonto
Crossing Office Plaza brings 90,000 square feet of office
and medical condo space to the North Phoenix community whose
name it incorporates.
Approximately
53,000 square feet is available now, with the March 7 completion
of Phase I. Phase 2 will soon break ground behind the
first, bringing the remaining square footage online toward
the end of this year.
The
parcels eight-and-a-third acres will encompass fourteen
buildings. The eight buildings in the first phase range
in size from 5,661 square feet to 7,921 square feet. These
are symmetrically arranged on the lot: Two side by side
in front, length-wise to the street for optimum signage;
two more lined up behind the first two; then a row of four,
more square-shaped buildings.
Low,
desert landscaping between and around the buildings is married
to meandering pathways. Trees are interspersed around the
buildings and planted in a tight border around the sides
and rear of the property, though the fronts are less densely
planted to increase the buildings visibility from
the street.
Block
construction was favored for Tramonto Crossing. With extensive
windows all the way around, a predominantly smooth surface
defines the buildings exteriors. Textural accent is
provided by stacked stone columns flanking some of the building
entrances and by stone blocks at the base of the columns
and at the building corners.
Space
may be purchased as a whole building or in units of as small
as 1,289 square feet. Custom office planning and layout
is available.
These
are the first medical office condominiums in Tramonto, and
amenity developer Voit Development Company felt would be
well received in a community of approximately 5,000 residents.
Tom Kimsey, vice president of Voits Phoenix office,
reported the company received many offers from dentists
and doctors interested in purchasing space following the
announcement of the project.
Other
attributes that attracted Voit to the property include ease
of access to and from nearby Interstate 17 and its proximity
to existing retail development (the nearby Albertsons
shopping center on Carefree Highway) and in development
(a project across the street, anchored by Home Depot).
Access
to the property is directly off of North Valley Parkway,
through a driveway that leads straight down the middle of
Phase I. The interior drive circles each half and is lined
on both sides by parking. With most parking hugging the
buildings, clients and patients may park near the office
they are visiting. There is also covered, reserved parking
available.
Thirty-second
Place offers a second ingress/egress point, affording access
from Carefree Highway and passing behind the fire station
to feed directly into Tramonto Crossing at its dividing
line between Phases I and II. As in Phase I, the interior
drive around Phase II circles a cluster of five buildings,
centered in what is roughly the rear half of the property.
One lone building occupies the spot nearest this second
entrance.
Building
size varies more greatly in Phase II, with the range from
5,935 square feet to 8,845 square feet. And, to accommodate
the lots irregular shape, three of the buildings are
designed in a triangular shape.
Phoenix-based
Valley Commercial Contractors was the general contractor
for this project of Voit Development Company, which is headquartered
in Newport Beach, Calif.
Tramonto
