Apartments offer luxury and even allow pets

NORTH PHOENIX – Two adjacent 15‑acre sites are adding a total of 480 apartments to the residential mix in Phoenix’s northernmost reach just east of Interstate 17.

Talus Ranch at Sonoran Foothills and its sister development Sansol at Sonoran Foothills are located on North Valley Parkway one mile south of Carefree Highway–the parkway now being the throughway between Carefree Highway and Happy Valley Road, which gives the apartment sites freeway convenience in both directions.

Designed with luxury amenities, the two apartment complexes mirror each other in nearly every way. Differences are in the color schemes: Exterior color of Talus Ranch buildings are tan tones; of Sansol, sage greens. Interiors of the former feature light cherry finish on the cabinets; on the latter, maple. Apartments at both are available in one‑, two‑ and three‑bedroom units, with eight different floorplans–four one‑bedrooms, three two‑bedrooms and one three‑bedroom. And pet owners take note: Dogs (depending on breed) and cats are welcome at these apartments, governed by certain restrictions.

Residents of one complex are allowed access to the other. Thus, the community facilities of club room, business center, fitness center, pool and patios are effectively doubled for residents of either Talus Ranch or Sansol.

The clubhouse features contemporary styling, with chairs and love seats arranged in conversational groupings. Elegant tall panels of window look out onto a patio and, beyond, the pool area. A stone faux‑fireplace reaches to the ceiling, which is coffered and spanned by dark wood beams. Partially sheltered from the main room but still open to it, thanks to a strategically placed partition wall, is a full kitchen. The clubhouse is open during office hours (the management office shares this building) and is available by reservation for use at other times.

Sharing this main building, but open 24/7, are two private business “labs” affording Internet access and furnished with computer, printer and fax machine; also, a fitness center and a patio that overlooks the swimming pool and includes two water features of its own.
 

The swimming pool is part of an inviting outdoor recreation area that includes a spa, an outdoor shower, and a barbecue corner furnished with two built‑in gas barbecues and patio‑style tables and chairs. There is also a covered patio, more like an outdoor living room, with cushioned couches and chairs arranged facing the gas fireplace, below ceiling fans. It is paver‑floored and spanned overhead by wood beams, the décor dominated by the stone fireplace that fills one wall.

The smallest apartment is a 798‑square‑foot one‑bedroom, one‑bath. A small, tiled entry opens directly to the living room. Living room and dining room form an “L” around the kitchen, which is separated from the living room by a breakfast counter and, above it, a suspended cupboard that also serves as a display shelf. The kitchen, as in all units, is equipped with energy‑efficient appliances: frost‑free refrigerator, electric range, space‑saver microwave and multi‑cycle dishwasher. And, as in all units, the pantry features shelves that are adjustable. All units also include a full‑size washer and dryer; in this one‑bedroom floorplan, they are located in a small room at one end of the kitchen.

The bathroom is straight ahead from the entry, and it features an oval Roman soaking tub (that in larger units is reserved for the master bath) and a walk‑in closet. With the closet accessed through the bathroom, the unit’s bedroom allows more versatility in arranging furniture, as there is no closet door around which to plan.

Eighty‑three of this unit’s square feet are found on the patio, which is located off the living room; every unit features either a patio or terrace. The patio (or terrace) features a storage closet that, on all first‑floor units, can be locked.

At 1,414 square feet (92 of them the patio), the largest unit is a three‑bedroom, three‑bath. In this floorplan a hallway leads off the living room to the bedrooms. Filling one wall of the hallway are the double bi‑fold doors that hide the washer and dryer. A desk and overhead cupboard occupy a niche near the bedroom doors, with Internet access.

Common to all units, all bedrooms are wired for cable and phone, as is the living room which is also wired for Internet connection. Walls are a soft beige, set off by white crown molding. Entry doors feature two deadbolt locks, one a privacy bolt with no exterior keyhole. Units are also pre‑wired to allow residents to install a security alarm.

Parking space in the covered carports is assigned, so each unit’s space will be nearby. Some units also have their own garage. Open parking is available on a first‑come, first‑served basis.

Anticipating full completion by next month, Talus Ranch and Sansol have been accepting residents since last November. Leases are available from 4 to 12 months. The Talus Ranch management office can be reached at (623) 582‑4800; Sansol at (623) 582‑5200.
