Kohl’s
Department Store, Bed Bath & Beyond, and Staples will
anchor the development, to
be called Tramonto Marketplace. Under construction on
a 31.3‑acre site at the northwest corner of North
Valley Parkway and Carefree Highway, the center lies within
the city of Phoenix.
Other
tenants who have signed on include Taco Bell, Chili’s,
The Good Egg, Chase Bank, Verizon, T‑Mobile, and
Pacific Dental, said Matt Ladendorf, leasing director
for Diversified Partners, a Scottsdale‑based real
estate broker and power center developer. The broker is
also in discussion with Quiznos Subs and an Italian restaurant.
According
to Rick Robinson, chairman of the Tramonto Residents Alliance,
“It’s progress that we definitely need and will provide
some of the amenities we should have had since the beginning.
It will be a nice complement to when the state trust land
(south of Carefree Highway) is eventually developed into
an outdoor mall.”
“This
may reduce the need for commercial development between
7th and 44th streets, which would be a positive for Desert
Hills residents,” said Jim Conley, a Carefree Highlands
Homeowners Association board member.
Conley
believes landscaping and a good color scheme would reduce
the impact of the development. However, the City of Phoenix
is not as stringent in adhering to the Carefree Highway
Corridor guidelines as is the county, he noted.
Ladendorf
said the center’s owner, whose identity he declined to
disclose, is developing the site as part of a larger parcel
which includes the existing Home Depot to the north.
“The
tenants had expressed interest in that trade area” with
its proximity to the state trust land, the broker added.
The
three Big Box stores follow closely on the heels of a
Lowe’s under construction at Cave Creek Road and Carefree
Highway.
Kohl’s
will be the largest of the stores, filling a 100,142‑square‑foot
structure, according to Michael Hammett, spokesman for
the city’s Development Services Department. Bed Bath &
Beyond will occupy a 29,384‑square‑foot space
and Staples another 23,086 square feet. Chase Bank will
add 5,3330 square feet of commercial space to the center.
Anchor
stores Kohl’s and Bed Bath & Beyond will be free‑standing
structures.
Phoenix
recently gave the center final approval, but individual
businesses must obtain city permits to construct the interiors.
The center’s Tuscan style “reflects concepts proposed
by
the neo‑traditional town center,” Hammett said.
