Carefree committee approves condos

CAREFREE – A proposed two‑phase condominium project is set to fill one of the last multi‑family residential zones in the town.

Granada Villas came before Carefree’s subdivision committee on June 20. Phase One will rest on 2.82 acres between Hum Road and Carefree Drive, and Phase Two will be located on 1.29 acres on the north side of Hum Road adjacent but across the street from Phase One.

The proposal includes eight units in Phase One and 16 in Phase Two. Density is below the 7.26 units per acre permitted by town ordinance, and lot coverage is less than 50 percent for both phases.

Infrastructure for the project has already been approved, and all roads for the subdivision will be private. Guest parking spaces also are designed into the layout.

The architectural style for Granada Villas is Spanish Colonial, with clay tile roofs, stone veneer and arched chimneys, windows and doorways.

The final site plan for the project is scheduled for review and possible approval by the Development Review Board at its July 16 meeting. Town council would then consider the matter at its Aug. 7 meeting.

Planning Administrator Gary Neiss said there is only one more multi‑family residential property left in Carefree, located near the Granada Villas site, and plans already are being submitted to develop it.
