CAREFREE
– With several compliments over the design, Carefree’s
Development Review Board approved Granada Villas LLC on
July 16.
The
project, to be built in two phases, will now move forward
to the town council for final plat approval at their Aug.
7 meeting.
Phase
One will rest on 2.82 acres between Hum Road and Carefree
Drive, and Phase Two will be located on 1.29 acres on
Hum Road, adjacent to, but across the street from Phase
One.
The
proposal includes eight townhomes in Phase One and 16
townhomes in Phase Two. The density is below the 7.26
units per acre permitted by town ordinance. Lot coverage
also is less than 50 percent for both phases.
Infrastructure
for the project already has been approved and roads for
the subdivision are going to be private. All utilities
will be buried and guest parking spaces also are designed
into the
layout.
The
architectural style is Spanish Colonial with clay tile
roofs, stone veneer and arched chimneys, windows and doorways.
Most of the buildings are two‑story units, but due
to the houses being built below the natural grade, they
will have a lower profile than their height of no more
than 30 feet.
An
architectural model is available for viewing at town hall.
The
board went over some of the design elements with Granada
Villas representatives, particularly how the exterior
lighting was going to look and how far the illumination
would extend.
According
to the staff report, all the lighting will comply with
zoning ordinance standards.
