Creek condo development to cover 10.9 acres

CAVE
CREEK – A new residential development is coming to Cave
Creek after receiving necessary approvals July 19 from
the town’s planning commission.
The
Estates at Shimaa‑Ni is a 72‑unit condominium
development to be built in two phases on a total of 10.9
acres west of Viola Lane, south of East Cave Creek Road.
Each unit is planned to be two stories in height.
The
project lies in three zoning areas: commercial core, multi‑family
residential and single‑family residential. Town
staff report the development, as proposed, is in compliance
with Cave Creek’s General Plan and zoning ordinances.
Phase
I is proposed as 18 buildings totaling 56 units, with
Phase II comprising five buildings totaling 15 units within
the commercial core and one unit with pool amenities in
the single‑family residential zone. Densities are
well under the allowed maximum, according to the staff
report.
The
development will be connected to the Cave Creek Water
Company system, as it lies within the provider’s service
area, states a letter to the developer from Utilities
Manager Jessica Marlow.
Per
current standards, all utility lines are to be buried.
While streets for the development are expected to be private,
no gates are planned, according to the staff report.
Access
to The Estates at Shimaa‑Ni will come from Cave
Creek Road and from North Viola Lane. A third access,
serving six dwelling units, also will be off Viola Lane.
A monument entry sign is proposed at the entrance from
Cave Creek Road.
The
project is scheduled to be presented to town council on
Aug. 20.
