Desert Pass models flex their spaces

A basement option is available on every Maracay Homes model in its Desert Pass at Sonoran Foothills gated community. “It’s one of the most popular trends right now,” said Renee Trubiano, marketing coordinator for the homebuilder here in Phoenix. It goes without saying that basements afford extra living space–in Maracay’s homes, they come as extra bedrooms and expanded family gathering places. But there’s another aspect that is especially attractive here in the Sonoran Desert: basements are cooler.

Square footage of the basements vary, in general, with the square footage of the house. Although the correlation is not perfect; the bigger the house, the bigger the basement. Houses range in size from 2,692 to 3,165 square feet in the single‑story models and from 3,433 to 4,631 in the two‑story homes. Basements –all with a full bath–add from 803 to 1,292 square feet, with most more than 1,000 square feet.

While quoted square footage refers to the basic floor plans of the eight models available at Desert Pass, homebuyers may increase their home’s square footage through Maracay’s flex design options. These options allow the homebuyer to extend the footprint of their home and change the configuration of the rooms.

For instance, in the 2,978‑square‑foot basic Calder–one of the models open to visitors–the master bath can be extended outward to make a bigger room and add a second closet. In addition, the two secondary bedrooms can be made larger by cutting down the size of the shared bathroom and retreat area in that section of the house.

Among the flex options in the 4,078‑square‑foot basic Remington– also open to visitors–are a garage extension for a fourth car and a loft above the living room instead of the two‑story‑high ceiling. Some models offer a bay window in the master bedroom and the kitchen breakfast nook.

The Del Mar is the third model open at Maracay’s Desert Pass community–one of the models that offers a casita option, in this case annexing the third space of the three‑car garage. Casitas feature a private entrance, offering a resort feel for guests and a sense of independence for extended family living with the homeowners.

Another option for the Del Mar’s three‑car garage is an expanded front bedroom‑and‑bath suite, creating a second master suite.

 

A covered porch shelters the entrance to this house, which, in turn, may lie beyond an optional courtyard. The foyer is deep rather than wide, but gains a sense of additional spaciousness from the broad window opening to the dining room at one side. To the other side runs a shallow hallway with a door to the two‑car garage. Widening first to a hub space with hallways to the great room on one side and the master suite on the other, the foyer leads directly to the living room at the rear of the house. Sliding doors access the patio (covered optional), providing an option where the windows are shown in the model; and a door to the side leads to the kitchen’s breakfast nook.

A door grants entry from the hub‑hallway on the opposite side of the kitchen. The kitchen offers a spacious work area, separated from the family room by a large island that holds the sink and provides breakfast‑bar seating. A roomy pantry–more room than closet–is just a few steps away from the kitchen’s work area.

Common to all models is the kitchen design that features a cooktop, with cupboard space below it, and a microwave and oven built separately into the wall cabinets.

The microwave, installed above the oven, is at a convenient height for the shorter (younger) family members and even someone in a wheelchair. And with the microwave not hanging over the burners (electric; gas optional), the cooking area becomes more spacious–and better lit. The hood features a slide‑out vent.

The display model shows a fireplace and media niches built into the wall facing the kitchen. This is an optional feature, and also comes in another interesting option: to locate these features, instead, on the wall facing the back yard and the sliding door to the patio.

From the family room, a long hallway leads to the secondary bedrooms and bathroom. It first passes what Maracay has labeled a “garden room,” or what functions as a laundry room. But it’s more than a laundry room. This is a large room, with cupboards and countertop extending across one long wall. The opposite wall also features cupboards and countertop, with a break in the middle for the washer and dryer. A door at the further side opens to the outside.

Across the hall a few steps farther lies the powder room, before the hallway continues onward to a cluster of three bedrooms and their shared two‑sink bath. The hallway ends at the door to the one‑car garage. (There is no door here, however, if either the casita or second master option has been taken.)

Maracay offers variety in this area as well. The interior bedroom may instead be built out as a retreat–a secondary family room away from the bustle of activity. And an outside door may be built in this space (whether retreat or bedroom) that would open to the front courtyard.

If the homebuyer goes for the basement option, the house loses bedroom number two–the bedroom adjacent to the garden room. This space becomes the stairwell, but the “lost” bedroom may easily be built into one end of the basement.

Other options in the Del Mar are enclosing the dining room a bit more to make it a den, and adding an extension to the master bath that not only increases the closet space but allows room for a snail shower instead of a shower stall. The extended bathroom design also features a circular foyer into the bathroom from the bedroom.

Maracay offers similar variety of floor plans in the other seven models.

Desert Pass at Sonoran Foothills models are open 10 a.m. to 6 p.m. every day except Friday, when they are open from noon to 6 p.m. The Sonoran Foothills area is accessed from 27th Drive south of Carefree Highway or from Norterra north of Happy Valley Road.
