Racist
or what?
Watchdog
editor Don Sorchych and citizen activist George Ross are being
very silent on the proposed rezoning of the former Julie Terry
property on Verveersch. Present owner T. C. Thorstenson, is
hoping for a zoning change from residential to commercial
to build a WestWorld/Rawhide‑type arena venue.
In
2001, Ms. Terry wanted a resort/motel with retail shops, and
in 2005, a hospital clinic and resort motel. Like myself,
both Sorchych and Ross pointed out valid problems with the
rezoning:
1)
Once rezoning is granted, the town has no control over what
ultimately goes on the property.
2)
Commercial allows for tons of undesirable uses.
3)
Existing single‑family residential uses bring about
25 car trips per day, while commercial can bring thousands.
4)
The owner took a risk when she bought the property and it
is not council’s job to grant a huge financial windfall using
rezoning.
5)
If Ms. Terry prevailed, the traffic in that location would
be a nightmare and Cave Creek Road is the only road through
town.
6)
Putting that many more cars through the town core is a 10
percent increase in traffic, and that is before the huge impact
of the Kite, Southwest Sands and Stagecoach Village developments.
7)
Not one acre of desert rural residential zoning should be
sacrificed.
Julie
Terry is an oriental woman. T. C. Thorstenson is a Caucasian
man. One could wonder about the present silence echoing from
the Sonoran News and Mr. Ross. Have all the problems stated
above with rezoning of residential land miraculously disappeared?
