Height is in the place and the space

Construction is underway on Elliott Homes’ newest neighborhood in Tramonto, on the saguaro‑studded hillside overlooking Carefree Highway at 23rd Lane. Tramonto Heights will be comprised of 33 homes, arranged around two looping roads that cover the length of the property. All lots are released for sale, according to David Bryan, Elliott Homes sales associate; none have been held back. Ground broke in July, and Elliott Homes has begun building homes on spec on seven of the lots.

Situated at the base of a steep hillside on the north side of Carefree Highway, the community is designed to maximize the view opportunities for each home. The lots were graded in staggered

elevations on the sloped property so that the houses do not block each other’s view. Most homes back to either the mountain or one of the natural washes and enjoy view fencing to make the most of their locations.

Entry to the community is off 23rd Lane, where stone columns stand at the end of a drive lined with mature saguaro, Palo Verde and mesquite. These native trees were abundant on the site, and have been carefully preserved so as to be re‑incorporated into Tramonto Heights’ landscape.

Most lots measure approximately 60 feet by 115 feet, with some larger than that; all are considered “pool size.” Five models of homes are available. Three are one‑story, ranging in size from 1,630 square feet to 2,420 square feet, and two are two‑story, with one at 2,715 square feet and the other at 2,907 square feet.

All models can be built with no‑step entries, and the floor plans of both two‑story models include one bedroom on the first floor. The smaller of the two, Plan 774, puts the master suite downstairs, at the rear of the house where it affords the option of a bay window. Plan 775, the larger two‑story, places the master on the second floor with three of the secondary bedrooms, but Elliott offers the option of turning the bonus room on the first floor into another bedroom suite.

Standard in all of them are granite countertops in the kitchen, wiring for TV and phones in all bedrooms, surround‑sound wiring in the living room and patio, a garage service door in addition to the roll‑up one for the cars, and, an exterior feature–pavers on the driveway and entry walks.

Additional special treatment that comes standard in these homes: staggered cabinets in the kitchen, with four‑inch crown molding, and two‑tone paint, with walls and ceiling one color and the baseboards a lighter accent.

Hidden from the eye but special nonetheless is the insulation of these Elliott homes: R‑21 in the walls, compared to the industry standard of R‑19, and R‑38 in the ceiling, compared to the industry standard of R‑30, according to David Bryan.

 

 

Model 773 is the mid‑sized model, at 2,420 square feet. The four‑bedroom, two‑bath home is available with an optional third‑car garage tandem to the standard two‑car one (all models aside from the two‑story 774 offer a third‑car garage option, but in some it is built in place of a front bedroom). The home’s entry is open to the living/dining room, but the coffered ceilings above both entry and living/dining room help set the entryway apart. Coffered ceilings are standard for the living room and master bedroom of all the models except in the 774 model where the ceiling is vaulted.

Beyond the dining area lies the kitchen–actually, a spacious great room with the kitchen filling approximately one‑third. Designed to face broadly out to the family room from a corner position, the kitchen features the efficient work triangle of cooktop (in the corner), sink (in the island, directly opposite the cooktop) and refrigerator.

A double oven is built into the cupboards at one side, and the pantry is just a few, convenient steps away. Ample distance behind the island accommodates more than a single person working (or running underfoot) at a time.

Alongside the kitchen work area is a spacious breakfast nook. The wall between living/dining room and the breakfast nook features a wide window, creating an airy flow of space connecting all of the entertainment areas of the house.

Accentuating the openness of the floor plan is the ceiling height: ten feet. This is the standard ceiling height throughout the home, as it is in all floor plans. Two feet higher than many new homes offer, this extra height not only adds a sense of spaciousness to even the smallest model, but, because it is also carried through in the closets, provides storage space to that height.

Plan 773 is a four‑bedroom, two‑bath home, but homeowners have the option to turn the front bedroom into a den by adding a door in the wall that faces the living room. One homeowner took this a step further and made the den his dining room, using the entire living/dining room as a long living room. The floor plan’s central hallway connects the master bedroom at the rear of the house to the garage at the front, passing, along the way, doorways to the other bedrooms, the laundry room and the kitchen. Cabinets that are standard in that hallway have become a butler’s pantry for the bedroom‑cum‑dining room.

Then to the garage, where the ten‑foot height allows it to accommodate the taller SUVs plus have room for ceiling‑mounted shelves for storage.

No show models are open at Tramonto Heights, but floor plans and knowledgeable sales associates are available at the sales office at the Villages at Tramonto (behind Home Depot) seven days a week, 10 a.m. to 6 p.m. every day except Tuesday, when the office is open from 1:30 p.m. to 6 p.m. For appointments or information, call (623) 516‑1486.
