Many
“designer homes” are move‑in ready now, which Trilogy
optimistically suggests may allow new homebuyers to call Trilogy
home by the holidays. And there’s a holiday bonus on select
homes that close by December 31 of this year: a six‑month
payment deferment. Designer homes are available in each of Trilogy’s
three collections: Natura, Veritas and Vita. If you go the other
route—choose the site; choose the model; choose the floor, cabinets,
et cetera—build‑out is about four months.
Fourteen
models are offered at Estancia, eleven of them showcased at
the tour center onsite. They range in size from 1,300 square
feet to 3,100 square feet. While the floor plans vary in the
room‑to‑room
flow they create, they share one common attribute: All kitchens
are designed to facilitate entertaining. “Market research told
us that Boomers like to entertain,” noted Zinger. Ample countertop
and floor space characterize the kitchens, all of which are
open to family room or living room across an oversize breakfast
bar. (Noteworthy functional design situates the refrigerator
so that its doors have room to open fully.)
With
five models each, the Natura Collection ranges from 1,314 square
feet to 1,813 square feet and the Veritas Collection from 1,867
square feet to 2,334 square feet. All models are 2‑bedroom,
2‑bath except the largest Veritas model, which features
an additional powder room. In most, the guest bathroom serves
to make the guest bedroom a suite by having a connecting door
while also serving more general use thanks to a door that opens
to the hallway. These guest bathrooms offer the only bathtub
in the house as market research had shown the targeted demographic
preferred no tub in the master bathroom. Master bathrooms, instead,
incorporate spacious shower stalls.
Master
bathrooms, in fact, are spacious as a whole. Some take the closet
out of the bathroom: In the Flora (Natura Collection), a windowed
anteroom with built‑in cupboard separates the master bath
from the master closet; in the Serenitas (Veritas Collection),
his (wall) and hers (walk‑in) closets face each other
across the hallway entrance to the bath.
Hallways
take up a minimal amount of the overall square footage, with
angled placement of doors providing the privacy that is more
conventionally afforded by longer hallways. In the Riva
(Natura
Collection), the hall from great room to master suite enjoys
a visual advantage from a wall that curves instead of ending
abruptly at a corner; in the Serenitas (Veritas Collection),
the rotunda at the entry largely replaces hallways as it is,
itself, the hub from which open the main rooms (kitchen, dining/great
room, master suite).
Courtyards
are offered in many of the models, either front courtyards that
are, for the most part, sheltered within an enclosing wall or
even sequestered behind a turreted gate, or side courtyards
that extend, through sliding glass doors, the entertainment
spaces like dining or great room. Some models, like the Spiritus
(Vita Collection) feature both a front and side courtyard.
The
Vita Collection offers the largest of Trilogy’s homes, ranging
in size from 2,450 square feet to 3,096 square feet. Ceiling
height, too, has been increased; the Vitas’ 10‑ to 12‑foot
ceilings are higher than the Veritases’ ceilings, which, in
turn, are higher than the Naturas’. In addition to proportionately
larger rooms throughout the house, these models include a den
as well as the great room or, in the 2,935‑square‑foot
Vesta, both a family room and a living room. Of the four Vita
models, the two largest (the Vesta and the 3,096‑square‑foot
Stellare) are three‑bedroom homes. Bathrooms number at
least 2 ½; 3 for the Spiritus and 3 ½ for the Stellare. Another
difference in this collection is found in the master bath, which
features a soaking tub as well as the oversize shower.
In
the Vita’s Aurora model, a wine cellar option is offered for
the walk‑in closet facing the formal dining room. In
the kitchen, the living room and the master bedroom, recessed
ceilings add dramatic impact; even more so with crown molding,
a designer feature shown in the showcased model.
Home
is more than house at Trilogy at Vistancia, which provides community
amenities that allow and encourage an active and social lifestyle.
Clubs provide a physical gathering place; the Internet, a virtual
one. A resort‑style community, Trilogy at Vistancia offers
outdoor recreational opportunities such as hiking and, of course,
golf, and indoor enrichment activities such as lessons in meditation.
The 35,000‑square‑foot Kiva Club includes billiards,
spa and both indoor and outdoor swimming pools.
